Real Estate Appraisal analyzes a property’s value at a specific date using three main approaches: Direct Comparison (market value), Income (cash flow and capitalization rates), and Cost (replacement value). We provide customized reports, including short narratives, full narratives, drive-by, and desk-top reports tailored to your needs.

Commercial

We provide appraisals for small commercial properties within the Ottawa and surrounding area. Please submit your request and we will perform free preliminary analysis and provide you with a quote and direction moving forward. Mortgage Financing

Capital Gains

As of January 1st, 1972 investment property sales are subject to a Canada Revenue Agency Capital Gain. Our appraisers are trained to complete appraisals for Capital Gains purposes specifically for CRA. New Construction

We provide appraisals and consulting services for new construction from start to finish. Our appraisers analyze plans and deliver accurate “as if complete” valuations. We also offer progress reports for financing, explain the construction process, and perform Highest and Best Use analyses to ensure optimal project outcomes.

Relocation Appraisals

We specialize in Government and Employee relocation appraisals, providing accurate list/selling prices and insightful analysis. Our appraisers are trained in all relocation form types, including Canadian Employee Relocation Council (CERC) appraisals, and offer forecasting information to support the process.

Pre-List and Pre-Sale Valuations

We provide unbiased property valuations for sellers and buyers, ensuring accurate and fair market value assessments. Our appraisers analyze recent sales and current listings in the property’s area, giving clients a clear understanding of market competition and supporting sound decisions.

Power of Sale / Foreclosure

In the unfortunate event where a mortgagee does not satisfy the payment terms of the mortgagor a sale of the subject property will most likely occur. Hiring an appraiser to provide a fair market value helps to protect all interests involved (ie. Lenders investment and owners equity) as we are independent and unbiased

MPAC Assessment Tax Appeals

Expropriation/Right Of Way Acquisitions

Typically replacement cost reports are completed for insurance companies to determine a buildings ‘rebuild’ cost. Using Marshall and Swift as well as pertinent market costing information we provide a comprehensive valuation of a propertys replacement cost. We also provide appraisals for insurance companies where there has been water or fire damage.
