How formal appraisals are provided
Wieland & Associates Inc. provides formal appraisals only under a separate written engagement. A formal appraisal is prepared for a named client and identified intended users, for a defined intended use, as of a stated effective date, and it sets out the scope of work together with the assumptions, extraordinary assumptions, and limiting conditions that apply.
Our appraisals are prepared by appraisers designated by the Appraisal Institute of Canada (AACI and CRA) and comply with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP). You can learn more about these standards at the Appraisal Institute of Canada.
Using this website does not create a professional relationship
Using this website, or submitting a request through the appraisal-request form, does not create an appraiser-client relationship or a contract for appraisal services. A professional relationship begins only once we and the client have agreed to the terms of a specific engagement in writing.
Submitting the form simply allows us to receive your request and respond to it. Please do not send confidential or sensitive information through the website beyond what the form asks for.
Who may rely on an appraisal report
A formal appraisal report is prepared solely for the client and the intended users named in that report, and only for the intended use stated in it. Receiving a copy of a report does not make you an intended user, and does not entitle you to rely on it.
No other person or organization may use or rely on any of our appraisal reports without our prior written authorization. Where appropriate, and with the client's consent, that authorization is provided through a reliance letter issued in accordance with CUSPAP.
No guarantees
We do not guarantee any particular outcome. Nothing on this website is a promise or assurance about a property's future value, its sale price, a mortgage approval, a lending decision, an insurance outcome, or any other result.
